Its founder Santosh Reddy saw the potential for golfing culture in Hyderabad almost 25 years ago

Hyderabad: Dream Valley Group founder Kancharla Santosh Reddy took the path less travelled. While many entered the real estate sector to develop residential, commercial or retail properties, not many believed in the potential of developing resorts and make big in the hospitality space. Santosh Reddy didn’t stop at resort. He had the vision to create world-class golf-resorts.

His father, late Dr Buchi Reddy, a poultry veterinarian came from Tiparthy Mandal of Nalgonda District to Hyderabad in 1958 to established his poultry business. Santosh Reddy wanted his family business, which was primarily in poultry since 1964-65, to move into resorts and starting exploring the opportunities during 1991-92. He established Dream Valley Group in 1993 with a dream to create concept-oriented resorts, on the advice of late Akkineni Nageswara Rao.

The lineage of entrepreneurship continued and the family’s third generation member and Santosh Reddy’s elder son Prithvi Reddy who did his Civil Engineering from Vellore Institute of Technology in 2013 joined the company soon after his graduation. He is currently undertaking a massive expansion plan with an objective to create a chain of golf-resorts.

K Santosh Reddy, MD, Dream Valley Group, recalls, “Hospitality was an unexplored business in Hyderabad during early 1990s. We are pioneers in the resort concept in the erstwhile AP with Dream Valley Resorts at Gandipet being our maiden venture. We were the only resort in Hyderabad in 1993 when we began our journey. We were much ahead of time. We also launched a plantation in 250 acres. We moved our resort from Gandipet (12-room property in 10 acres) to Moinabad for larger space (100-room property in 30 acres).”

The Moinabad (Bakaram village) resort today serves 1,60,000 customers every year. It has 14 party venues and a waterpark. There are plans to expand the room capacity to 150. This project has been awarded “Best theme based resorts for the year 2018-19” by Telangana State Tourism Department.

In 2015, the company was planning to create a larger project. Dream Valley expanded into the Golf arena with its Vooty Golf County in Vikarabad. The name Vooty is derived from Telangana’s Ooty–Vikarabad. Works on the Rs 125-crore project began in October 2016.

Vooty Golf County is a golf gated community, spread over 240 acres. The golf course has been designed by leading architects Phil Ryan and Paul Reeves of Pacific Coast Design, a golf architecture company based in Australia. The project offers an 18 Hole Championship Golf Course in 102 acres, golf academy, clubhouse, 770 residential plots, 30 villas (mostly 400-600 square yards with few 1,000-1,200 sq yards), and a 5-star resort (200 rooms). A driving range is also being planned. A wind power project will be developed to meet the electricity needs.

The front nine holes of the course are ready. The entire golf course will be ready in four months. The club-house is going to be launched in December 2019. Currently, the project employs over 200 locals from the surrounding areas, which is projected to go up to over 1,000 direct and 2,000 indirect jobs. Resort will be ready in next 30-36 months.

In the last 25years, the number of golfers has gone up in Hyderabad from 25 to 3,000 golfers. This number is expected to go up to 10,000 in next five years. Prithvi said.

Santosh Reddy said, “We believe people in Hyderabad have the desire and affordability to play golf and buy properties in mixed development projects comprising of a golf course. There was an issue of only accessibility. We also realised that without a resort, golf course alone will be a white elephant. And the project should essentially be a mixed property. Golf-resort concept has a huge potential. There are no setbacks for another 25 years in this segment. There is also a high demand from global golfers for quality golf courses. We want to create two models of resorts- three-star resorts and five-start resorts with golf course.”

Former cricketer Kapil Dev has been roped in as a brand ambassador for Vooty Golf County, who has also designed the ‘Hole No. 12’ out of 18.

Path ahead
By 2025, Dream Valley Group wants to have four golf-courses with two finished and two under development and 10 resorts in operation.

Sharing further plans, Prithvi Reddy, who did his Leadership Principle from BMI Asia Pacific, Singapore, said, “We are looking at a variety of new projects. We are going to come out with a 250-acre Golf Gated Community (with 125 rooms) near Toopran on Nagpur Highway in Medak District. This will have 18 Hole Championship Course, golf academy, clubhouse and premium housing units. We are also shortly launching Dream Valley Beach Resorts, a luxury and leisure destination Beach Resort in AP Tourism Property at Yarada, Visakhapatnam. We are developing a Village Theme Resort in Tiparthy Mandal of Nalgonda District, Telangana.”

“With wildlife and adventure tourism picking up, we are going to develop a Tiger safari park /resort (35-40 rooms) with nature-based themes at Tipeshwar, Maharashtra. We are also contemplating a wildlife resort at Manugoor, Nallamala Forest, Srisailam, Telangana,” Prithvi informed.

“My second son and both the daughters-in-law will join the company in the next 2-3 years to take the group ahead,” Santosh Reddy said with contentment.
