Hyderabad housing sales drop 30 pc in July 2025, but premium homes see strong demand
Hyderabad’s housing market saw a 30% YoY dip in registrations in July 2025, with 6,128 units sold. Despite the decline, Knight Frank reported a 14% rise in average prices, driven by higher demand for premium homes worth Rs 1 crore and above.

Hyderabad: Residential property registrations in Hyderabad recorded a 30 per cent year-on-year decline with 6,128 sales registered in July 2025 as against 8,781 registrations in July 2024.
According to Knight Frank India’s latest assessment, though there was a marked 30% year-on-year (YoY) decline, largely due to the base effect, as July 2024 had recorded the highest-ever monthly registrations at 8,781 units, the trend remained stable for the year.
The residential property registrations maintained their trend of nearly 6,000 properties in July 2025 with a total of 6,128 residential sales registered in the month.
In terms of value, the total worth of homes registered was recorded at Rs.4,175 crore registering a fall of 21 per cent YoY while it declined by 9 per cent month-on-month (MoM) basis, according to Knight Frank India.
However, the weighted average price of registered properties rose 14 per cent YoY in July 2025, indicating a distinct market shift toward premium housing despite lower transaction volumes.
The Hyderabad residential market considers four districts, Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy, and includes transactions from both the primary and secondary real estate markets.
In July 2025, the share of home registrations in the Rs.1 crore and above category rose to 19 per cent, with sales volumes recording only a modest 1 per cent YoY decline.
Meanwhile, the year-to-date sales registrations show a decline in the sub-Rs.50 lakh segment as well as in the Rs.50 lakh–Rs.1 crore bracket, the Knight Frank assessment pointed out.
However, when comparing the same period across 2023, 2024, and 2025, sales of units priced at Rs.1 crore and above have risen significantly, Knight Frank India assessment said.
