Hyderabad: Hyderabad real estate continues to remain sluggish even as it struggles to get back to its glory days. Once most sought after, particularly the residential property market, the sector has seen the fortunes unravel in the last couple of years driven by a host of factors.
According to Knight Frank India’s latest assessment, residential property registrations in Hyderabad remained broadly stable at 55,715 units during January-September 2026, while the value of registered transactions increasing by 4% year-on-year (YoY) to Rs.39,910 crore.
However, the report documents that in September 2026, around 5,620 properties were registered, a decline of 15% YoY and 5% month-on-month (MoM). The value of registered transactions stood at Rs.4,487 crore, declining by 7% YoY and 2% MoM in September 2026.
Knight Frank report says the monthly registration activity continues to fluctuate following the volatility witnessed around the guidance-value revision. The Hyderabad residential market spans four districts namely Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy and includes transactions from both the primary and secondary real estate markets.
Shishir Baijal, International Partner, Chairman and Managing Director, Knight Frank India, said, “the monthly activity remains uneven, with September 2026 registrations declining 15% year-on-year and transaction value falling 7%. Despite the monthly moderation, homes priced above Rs.1 crore accounted for 56% of September’s transaction value, compared with 54% a year ago.”
Homes priced below Rs.50 lakh and those in the range of Rs.50 lakh-Rs.1 crore recorded largely unchanged volumes year-on-year, while registrations of homes priced above Rs.1 crore increased 2%.
In September 2026, registrations declined across all ticket sizes. Homes priced below Rs.50 lakh witnessed the sharpest contraction, with registrations falling 20% YoY, followed by a 12% decline in homes priced above Rs.1 crore and a 6% decline in the Rs.50 lakh – Rs.1 crore segment, Knight Frank India report noted.
Transaction values also declined across all three segments, although the premium category recorded a relatively smaller decrease of 2%, compared with declines of 15% in the below-Rs.50 lakh segment and 8% in the Rs.50 lakh-Rs.1 crore segment, the analysis added.
