Hyderabad: The Kokapet Neopolis project could well become a role model for focused development in the country. The State government has major plans for the area, with works already underway under the aegis of the Hyderabad Metropolitan Development Authority (HMDA).
An exclusive trumpet road connecting the Kokapet layout to the Outer Ring Road (ORR), Electrical substations of 400 KV capacity, new drinking water pipelines, 100 feet roads and underground electricity cables are some among a host of infrastructure development works that will be taken up in the area.
The State government has already granted 5.3 acres to set up electrical substations apart from 9.3 acres to the Water Board to develop infrastructure pertaining to the drinking water supply. “The Kokapet HMDA layout, being a greenfield project, is planned to be the best available in terms of infrastructure and planning. It will perhaps be the best township in the country,” Municipal Administration and Urban Development Principal Secretary Arvind Kumar told ‘Telangana Today’.
Another perk granted to builders and developers is that there will be no restrictions on the floor space index. Several bidders opined that as the plots are being sold by the State government, they shall no longer cross-check legal issues pertaining to lands.
“The best part of the project is land being marked as a multi-use zone and we shall no longer cross-check the details as the auction is being held by the government,” a builder from the city, who participated in the recent pre-bidding meeting, said.
If the land is marked as a multi-use zone, it can be used for setting up office spaces, commercial complexes and recreational purposes apart from for residential use. The plots will be auctioned by the HMDA and the Telangana State Industrial Infrastructure Corporation (TSIIC) on behalf of the State government. The HMDA plots will be auctioned on July 15 and TSIIC plots on July 16.
A total of 13 land parcels spread over 64.93 acres will be auctioned. Among them, eight plots measuring 49.92 acres are located in Kokapet and five land parcels summing up to 15.01 acres are in Khanamet. All the plots that will be auctioned are located near the IT corridor as well as the Outer Ring Road.
