Mumbai property registrations projected to rise 11 pc to 14-year high in August
Mumbai property registrations are projected to rise 11 per cent year-on-year to 12,503 units in August 2026, potentially marking a 14-year high for the month. Stamp duty collections are also expected to increase 12 per cent to Rs 1,123 crore
Mumbai: Property registrations in Mumbai’s Brihanmumbai Municipal Corporation (BMC) jurisdiction are projected to rise 11 per cent year-on-year (YoY) to 12,503 units in August 2026, marking the highest registration level for the month in more than 14 years, a report said on Monday.
The state government is expected to collect around Rs 1,123 crore in stamp duty during August, representing a 12 per cent YoY increase over the Rs 1,000 crore collected in the same month last year, according to an analysis by Knight Frank India of data from the Maharashtra Department of Registrations and Stamps.
However, activity is expected to moderate on a sequential basis. Property registrations in August are projected to decline 10 per cent month-on-month (MoM) from 13,824 units in July, while stamp duty collections are estimated to fall 11 per cent MoM from Rs 1,255 crore.
The August numbers follow a mixed but broadly resilient trend in Mumbai’s property market during 2026. Registrations stood at 11,219 units in January, before rising to 13,029 in February and 15,983 in March.
Activity moderated to 14,285 units in April and 12,403 units in May, before recovering to 13,413 units in June and 13,824 units in July, the report said.
Stamp duty collections have followed a similar pattern. Collections rose to Rs 1,534 crore in March, the highest level recorded in the period shown, before easing to Rs 1,156 crore in April and Rs 1,055 crore in May.
Collections subsequently increased to Rs 1,086 crore in June and Rs 1,255 crore in July, before being projected at Rs 1,123 crore in August.
The August projection also compares favourably with the corresponding period last year. In August 2025, Mumbai recorded 11,230 property registrations, while stamp duty collections stood at Rs 1,000 crore.
The projected increase of 1,273 registrations and Rs 123 crore in revenue underscores the continued underlying demand for residential properties in the city.
Shishir Baijal, International Partner, Chairman and Managing Director, Knight Frank India, said Mumbai’s residential market continues to witness healthy demand, with August expected to post the highest property registrations for the month in over 14 years.
He said that although registrations and stamp duty collections have moderated sequentially, their strong YoY growth highlights the resilience of underlying housing demand. The rise in activity and higher stamp duty collections compared with August last year indicate sustained interest from homebuyers across the market.
