Reality bites Hyderabad realty! Housing sales plummet by 49%

Though most cities had a negative change in sales for the period, Hyderabad’s sales decline was the most hurting, followed by Kolkata with 31 per cent drop

Hyderabad: As reality bites Hyderabad realty, the city property market appears to be in even more dire straits than was being assumed so far.

The latest Anarock data does document a year-on-year dip in housing sales and launches across major cities for the first quarter, the decline is the steepest for Hyderabad with plummeting figures.

According to the Anarock report released on Thursday, the data for this year’s first quarter saw residential sales in Hyderabad drop by 49 per cent against the same period in 2024. In the Q1-2024, while 19,660 residential units were sold, the same came down drastically to 10,100 units sold in Q1-2025.

Across seven major cities — Mumbai Metropolitan Region (MMR), Pune, Bengaluru, National Capital Region (NCR), Hyderabad, Chennai and Kolkata — approximately 93,280 units were sold in the first quarter, a 26 per cent decrease over Q1 2024 when 1,30,170 units were absorbed.

Though most cities had a negative change in sales for the period, Hyderabad’s sales decline was the most hurting, at 49 per cent, followed by Kolkata with 31 per cent drop. Bengaluru, however, could resist the decline to some extent and halting it at 16 per cent.

In terms of the new launches, Anarock data reveal that the top seven cities saw approximately 1,00,020 units launched in Q1 2025, as against 1,10,865 units in Q1 2024, a 10 per cent decline.

Even in new launches too, Hyderabad seems to be hurtling down on the property charts with a huge decline of 55 per cent. As against 22,960 new launches of last year’s first quarter, the city real estate could only muster 10,275 units!

Incidentally, this huge drop in new launches, too, is the biggest one among the seven major cities and ironically, contrasts a positive 53 per cent rise documented by NCR during the same period.

Anuj Puri, chairman of Anarock Group, said, “MMR and Pune accounted for 51 per cent of the total sales, with MMR seeing a 26 per cent yearly drop and Pune a decline of over 30 per cent. At 49 per cent, Hyderabad saw the highest annual drop in sales, while Bengaluru had the lowest decline at 16 per cent.”
