Telangana: Unsold Rajiv Swagruha flats likely to be auctioned shortly

Hyderabad: With State government planning to auction under construction and unsold flats at Pocharam, Bandlaguda and other projects, Telangana Rajiv Swagruha Corporation Limited (TRSCL) is taking up preliminary steps like refunding processing fee and installments paid by applicants.
To this effect, notifications have been issued asking the applicants to produce documents, including processing fee receipts and installment payment details for availing the refund.
“Actually, those, who failed to pay all the installments will not be paid any refund but orders were issued by the government 20 days ago directing the corporation to refund even the installment amount,” a senior official from TRSCL said told Telangana Today.
Depending on the project location, the processing fee varies from Rs.3,000 to Rs.5,000 and the same is being refunded by TRSCL.
Similarly, many applicants paid few installments and discontinued their payments midway. While, few applicants paid Rs.25,000 as installments, others paid about Rs.1 lakh. The entire installment amount is now being refunded by the corporation, following orders from the government.
All these are preliminary measures to auction the under construction and unsold flats under “As is Where is” basis in different projects taken up by the corporation, the official said.
On the modalities for auction, guidelines were yet to be issued by the government. Possibilities were being explored to auction each flat or on tower basis as auctioning each flat could be cumbersome process, the official said.
Regarding plots, district Collectors have been directed to prepare all the details regarding the open plots developed by corporation in different districts, including erstwhile Mahabubnagar, Karimnagar, Adilabad, Nalgonda, the official informed.
In the united Andhra Pradesh, Rajiv Swagruha Corporation Limited had taken up six projects at Chandanagar, Bandlaguda, Pocharam, Khammam, Jawaharnagar and Gajularamam.
Save for the 1140 flats at Chandanagar projects, many flats at other projects were still under construction or unsold. At Pocharam and Bandlaguda projects, 180 and 500 flats were sold respectively and other flats are at different stages of construction.
Rajiv Swagruha Corporation Limited has constructed flats in different sizes in the projects during 2008-09. In each project there are 3 BHK, 2.5 BHK, 2BHK and single bedroom flats.
Strikingly, the concept of 2.5 BHK, which is being promoted actively by the current builders in their projects, citing Work from Home culture in the wake of Covid, was planned by the Corporation engineers’ long back.
