Hyderabad: Even as the Western corridor of the city, especially areas like Madhapur and beyond, are booming with residential properties, another neighbourhood that is closer to the IT corridor is slowly gaining traction.
Yousufguda, which was, for a long time, the quiet neighbourhood located in the centre of the city, has now become a hub for residential as well as commercial properties.
Due to its proximity to the IT hub – the distance between Yousufguda and Madhapur is only 6 km – the area is located at a prominent spot in Hyderabad.
And according to a recent trend study by NoBroker, the area has become the most searched neighbourhood for buying residential properties in Hyderabad. The area saw about 260 per cent rise in searches for residential properties with the searches for 2BHK properties surpassing 3BHK residences, the study found.
Speaking about this trend, NoBroker.com founder and CEO Amit Kumar Agarwal said, “Due to the affordable price equation, its proximity to the IT zone and also a good mix of residential and commercial properties, Yousufguda witnessed over 260 per cent rise in property searches in Hyderabad making it the most searched area in the city.
The search for 2BHK and 3BHK properties makes up for almost three-fourths of the searches with almost 41 per cent of searches for 2BHK and 34 per cent for 3BHK.”
Apart from being close to the major IT corridor, the area boasts of several schools, colleges, hospitals, supermarkets, and metro connectivity. The area is home to an indoor stadium named Kotla Vijay Bhaskar Reddy Indoor Stadium and a park called Krishna Kanth Park.
Majorly a residential zone, the area is ably supported by commercial properties and has a high density of apartments although some pockets do have independent houses.
Agarwal also points out that people are searching for properties with an average price tag of Rs 65 lakh to Rs 80 lakh for 2BHK and Rs 90 lakh to Rs 1.1 crore for 3BHK in Yousufguda.
