Hyderabad: The Telangana Real Estate Regulatory Authority has imposed a penalty of Rs. 4,50,645 on SK Constructions & Developers for failing to deliver the promised facilities and amenities at the time of construction.
A complaint was filed by one of the homeowners, accusing the builder, B.R. Mohan Reddy, MD of SK Constructions & Developers, of not providing essential facilities despite charging an additional Rs. 3 lakh for amenities such as a play area, gym, and multi-purpose hall.
The homeowner further stated that residents were also asked to contribute a minimum of Rs. 5,000-10,000 for a Manjeera water connection to their apartments. However, he alleged that none of these promises were fulfilled.
Additionally, the complainant reported that flat owners have been facing sanitary issues and water leakage from the walls. Despite repeated requests and complaints, their concerns were ignored, he lamented.
Responding to the allegations, the builders claimed that the amenities and features promised in the agreement and brochure were provided to the flat buyers. Denying the accusations, they stated that no initial promises were made regarding a play area, gym, or multi-purpose hall. However, they added that such amenities were later constructed due to persistent requests.
Regarding the allegation of providing a Manjeera water connection, the builders clarified that they had only promised to make the necessary provisions for such connections and denied collecting additional amounts for obtaining the water supply.
After hearing both sides, the Regulatory Authority ordered SK Constructions & Developers to rectify the issues and defects in the constructed flats. It also directed the builders to provide Manjeera water connections to all apartments in the project. Furthermore, it warned the builders against advertising any amenities or facilities that do not comply with the approved sanction plan.
