Land market value, stamp duty rates revised in Telangana

All registrations which take place on or after Thursday will be as per the new rates, even if the slots were booked and payments made earlier

Hyderabad: The Telangana government has revised the market values of land and rates of stamp duty that would come into effect from Thursday. Orders to this effect were issued on Tuesday.

For agricultural lands, the lowest value has been fixed at Rs 75,000 per acre. The existing values in this category have been enhanced by 50 per cent in the lower range, 40 per cent in the mid-range and 30 per cent in the higher range.


Likewise, in case of open plots, the lowest value hitherto was Rs 100 per square yard, which has now been revised to Rs 200 per square yard. The basic value of open plots has been revised by 50 per cent in the lower range, 40 per cent in the mid-range and 30 per cent in the higher range.

The existing lowest value for flats or apartments was Rs 800 per square feet, which has now been revised to Rs 1,000 per sft. The increase in this category is by 20 per cent in lower ranges and 30 per cent in higher ranges.

The market value, which is also known as ‘Basic Value’ for registration, was last revised in 2013. The market values were not revised In the nascent years of the statehood to stabilise and augment growth in various sectors.

Since the State formation, there has been significant growth in IT, pharma, tourism, infrastructure and other sectors. Besides, the formation of new districts has led to a substantial appreciation of land values. This apart, new irrigation projects came up and a vast area of ayacut was developed, leading to a considerable increase in land values.

Subsequently, an elaborate and detailed exercise was carried out in accordance with the Telangana Revision of Market Value Guidelines Rules for revision of the market value.

The stamp duty rates in Telangana are amongst the lowest in the country. In Tamil Nadu, it is 11 per cent, Kerala (10 per cent), and Andhra Pradesh (7.5 per cent). The Cabinet Sub-Committee after detailed deliberations had recommended enhancement of stamp duty, and accordingly, it has been revised to 7.5 per cent from 6 per cent for sale and other transactions.

The registration fee for other categories include:

Gift in other cases

a) For property falling in any area except GP: 0.5% subject to minimum of Rs 1,000 and Maximum of Rs 10,000

b) For property falling in GP: 1.5% plus (0.5% subject to minimum of Rs 1,000 and Maximum of Rs 10,000)

Exchange

a) For property falling in any area except GP: 0.5%

b) For property falling in GP: 2%

Mortgage with possession

a) Property falling in any area except GP: 0.1%

b) Property falling in GP: 1.6%
