TG RERA fines Hyderabad realtor Rs 6.45 lakh for project violation
TG RERA penalised Hyderabad-based Bhuvan Teza Infra Projects with a Rs 6.45 lakh fine for not registering its ‘Happy Homes’ Phase-1 project in Shamirpet. The Authority also ordered a refund with interest and listed the firm as a defaulter online

Hyderabad: The Telangana Real Estate Regulatory Authority (TG RERA) has imposed a penalty of Rs 6,45,750 on Hyderabad-based real estate firm Bhuvan Teza Infra Projects, located in Banjara Hills, for failing to register its project ‘Happy Homes’ Phase-1.
The order was issued by TG RERA chairman N Satyanarayana on July 14, following complaints from project allottees, Appam Kiran, Kumar Vanarasi Manohar Reddy, Avasarala Seeta Rama Lakshmi, and Prameela Maddula.
The complainants had invested in the ‘Happy Homes-Phase 1’ residential apartment project at Shamirpet, promoted by the firm between 2020 and 2023 as a lucrative pre-launch offer via agents and brokers.
According to the complaint, despite repeated follow-ups, the builder failed to initiate any construction work or secure the statutory approvals that were initially promised. There was no progress on development or possession of flats.
After examining the evidence, TG RERA found the respondent guilty of non-registration and declared Bhuvan Teza Infra Projects a ‘defaulter’ both as a promoter and as an agent. The Authority levied a penalty of Rs 6,45,750.
Additionally, the chairman directed the realtor to refund all amounts paid by the complainants as specified in their agreements of sale or payment receipts, along with an interest of 11% per annum.
The Authority also instructed that the name of the respondent be listed among the defaulters declared by TG RERA and that photographs of the promoters be prominently displayed on the official TG RERA website for public awareness.
