High street locations dominate retail leasing activity in Hyderabad: Report

According to Q1-2025 Retail Market Beat Report released by Cushman & Wakefield on Tuesday, fashion with 27 per cent dominated the leasing demand followed by wellness with 19 per cent and food & beverage with 16 per cent.

Hyderabad: High street locations dominated the market, contributing over 90 per cent of total retail leasing activity in Hyderabad. Among them, suburban retail corridors such as Kothapet, Nallagandla, and Kompally witnessed strong leasing traction, while Jubilee Hills emerged as a key contributor with a 24 per cent share in overall transactions.

According to Q1-2025 Retail Market Beat Report released by Cushman & Wakefield on Tuesday, fashion with 27 per cent dominated the leasing demand followed by wellness with 19 per cent and food & beverage with 16 per cent.


Domestic brands accounting for 98 per cent of the total leasing volume, indicating strong expansion trends among homegrown retailers. Despite rising demand, mall vacancy rates remained stable at 1.8 per cent in superior malls, while average malls continued to experience higher vacancies, Cushman & Wakefield said.

According to the report, Hyderabad’s retail real estate market continued its growth momentum in Q1 2025, recording 0.8 million square feet (msf) of leasing activity, reflecting a 2 per cent quarter-on-quarter (Q-o-Q) growth and a year-on-year (Y-o-Y) surge.

The absence of new Grade-A mall supply in Q1 further supported stable occupancy levels. The rental trends reflected a steady rise in high street rents, with Jubilee Hills recording a notable 13.6 per cent increase YoY.

At a national level, the Indian retail sector recorded leasing activity crossing 2.4 million square feet in the first quarter of the year across the top eight cities, Cushman & Wakefield report added.
