Urban Living to build strong portfolio

Hyderabad: Hyderabad-based Urban Living, a development management company, is executing about 10 projects with a total inventory of 6,000 units in multiple cities including Hyderabad. With residential inventory seeing consistent growth in the city over the last 4-5 years, the company sees 80 per cent of its portfolio to be centric here.

In addition to Hyderabad, the company is executing projects in Bengaluru and Pune. There are also opportunities arising in Navi Mumbai and Cochin. With the demand picking up in residential space, Urban Living aims to sell over 1,000 units a year pan-India to generate top line revenue.


Urban Living is also getting enquiries for co-living and co-working in addition to residential and commercial projects. It is designing premium malls in Hyderabad and sees good demand in this space. With growth in e-commerce, warehousing and logistics opportunities are also arising in Hyderabad, Bengaluru and Gurugram. The company sees a scope to serve data center projects as well.

Naveen Mypala, founder, Urban Living, told Telangana Today, “We have four different verticals, which include Urban Living, Urban Capital, Urban Studio and Urban Systems. Under Urban Living, we are focused on residential and commercial segments within real estate. Under Urban Capital, we look at investment banking to fund projects through institutional investors and home loans via NBFCs. Urban Capital recently executed a land transaction as well. Under Urban Studio, we focus on design and architecture. Under Urban Living Systems, we provide execution equipment.”

Urban Capital is aiming to finance Rs 100 crore for at least three transactions. Urban Systems wants to sell Rs 5 crore worth of project equipment in a year. Urban Studios is planning to execute three large size projects in a year.

On market opportunities, he said, “India offers a lot of opportunities. Urban Living has delivered projects in several overseas locations such as Vienna, Hongkong, China and New York. We are also exploring several other overseas markets. South Africa for instance looks very promising.”

Comprehensive offerings

Urban Living offers services and consultations that span the wholesome development process- from auditing properties and devising development strategies to the delivery and sale/lease of a completed project. The company has expertise in marketing, sales, revenue management, collection, customer loyalty, home loans, project management, architecture, and other packages as well.
Mypala added, “We come into the picture before a project is executed and are part of the entire project life cycle. We are involved in the concept stage, land stage, design stage, sales, marketing, and branding stage, financial viability, and feasibility, liaisoning and execution. We work with construction contractors and sub-contractors to execute the project. We parallelly manage the customer base in the case of residential projects using Salesforce platform. We deep dive into each project that we undertake and follow a systematic approach in execution. We also optimise the project spend.”

Proptech focus

He said, “SaaS based proptech is catching up globally. We integrated seven different software that enable digital virtual tour, marketing automation using Salesforce, digital marketing platforms, customer relationship management platform, paperless documentation, project management tools, payment reminders, covering all aspects of the project life cycle for the developer and customer. We have started using MyGate app to track how many customers have visited a site. One tool cannot do all this. That’s why we have integrated multiple tools.”
There are three developers who are using the SaaS offerings as of now and the company is aiming to have at least ten clients in the near-term.
