Hyderabad housing market enters stable phase in July: Knight Frank India
Residential property registrations in Hyderabad steadied in July 2026 after sharp swings in May and June, Knight Frank India said. A total of 6,166 homes worth Rs 4,447 crore were registered, reflecting modest annual growth and sequential improvement.

Hyderabad: Residential property registrations in Hyderabad stabilized in July 2026 following the sharp fluctuations witnessed in the preceding two months, according to Knight Frank India’s latest assessment released here on Wednesday.
A total of 6,166 residential properties were registered during the month, reflecting a marginal 1% year-on-year (YoY) increase and an 11% month-on-month (MoM) rise. In terms of value, homes worth Rs. 4,447 crore were registered, marking a 7% YoY and 7% MoM increase.
The sequential improvement in July indicates that registration activity has largely normalized following the May surge and subsequent June correction associated with the revision in guidance values.
On a cumulative basis, residential registrations during January-July 2026 increased by 4% YoY to 44,158 units, while the total value of registered properties rose by 6% YoY to INR 30,847 crore, pointing to sustained underlying demand and continued momentum in Hyderabad’s residential market.
The Hyderabad residential market spans four districts namely Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy and includes transactions from both the primary and secondary real estate markets.
Shishir Baijal, International Partner, Chairman and Managing Director, Knight Frank India said “July’s registration trends indicate that Hyderabad’s residential market has moved into a more stable phase following the volatility witnessed in the previous two months.”
July 2026 marked a return to stable registration activity, with demand strengthening across the mid and premium segments. Registrations of homes priced above Rs. 1 crore and between Rs. 50 lakh-Rs.1 crore both increased by 5% YoY, while the below Rs.50 lakh segment declined marginally by 3%.
Premium housing continued to dominate transaction values, accounting for 50% of the total, up from 48% a year ago, while its share of registrations rose to 20%. The mid-segment also gained marginal share, whereas the affordable segment remained the largest contributor to volumes at 54%, despite softer demand.
