TG RERA imposes a penalty of Rs 3 lakh against Hyderabad-based realtor for non-registration of residential project

Hyderabad: The Telangana Real Estate Regulatory Authority (TG RERA) has imposed a penalty of Rs 3 lakh on Hyderabad-based builder Ashritha Group for failing to register a residential project.
TG RERA Chairman N Satyanarayana issued the orders in response to complaints filed by Srinivasulu Bode and C Malleswari Nandireddy, residents of Divya Sree Shakti Apartments, Mayuri Nagar, regarding non-registration of the project.
According to the complainants, they had entered into an agreement of sale in 2021 with V Madhusudhana and others (landowner/vendor) to purchase an apartment in the ‘Jewels County’ project, which was approved by HMDA and registered with TG RERA. However, the respondent allegedly failed to honour the agreement by withdrawing the earlier payment receipts and issuing new ones, leading to confusion and breach of trust.
TG RERA noted that the respondent did not provide any documentary evidence — such as registered sale deeds, sale agreements, or relevant correspondence — to support claims of third-party transactions or justify the deviation.
The authority directed the builder to register the flats in favour of the complainants as per the milestone-based payment schedule stipulated in the agreement of sale dated September 27, 2021.
“For the violation of Section 11(5) of the Real Estate (Regulation and Development) Act, 2016, the respondent is held liable and accordingly directed to pay a penalty of Rs 3 lakh,” the order said.
