TGRERA orders Saket builders to fix defects, display maintenance accounts at Saket Pranamam complex
TGRERA has directed Saketh Engineers to display maintenance finances and fix critical construction defects at Saket Pranamam, a senior citizen living complex in Hyderabad, following complaints from residents about safety hazards and service lapses.
Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) has ordered Saket Engineers Pvt Ltd, the builders of Saket Pranamam apartment complex in Gowdavalli near Kompally to display the monthly statements of all maintenance related income and expenditure, details of accured interest, on advance deposits or corpus funds, on the notice board for the benefit of all residents.
The Authority has also directed the Saket Engineers Pvt Ltd to immediately rectify at its own cost, all outstanding construction-related defects and deficiencies notified by the allottees.
Particularly, the complaints about leakage of rainwater in corridors, power supply disruptions, improper sealing or waterproofing and any structural or electrical hazards are to be rectified. The Authority ordered the builders to complete these tasks within sixty days of the order.
These directions were given by the Authority panel consisting of Dr N Satyaranayana (chairperson), K Srinivasa Rao and Laxmi Narayana Jannu (members), on April 11.
Residents of the Saket Pranamam in Gowdavalli, who formed Saket Pranamam Senior Citizens Friends Association, approached the TGRERA alleging that the builder failed to ensure timely provision of basic promises amenities essential to senior civizens’ quality of life, including potable drinking water sourced from the Godavari river, reliable electrical infrastructure to prevent frequent power outages, timely gas pipeline connections, and adequate functioning of lifts.
Additionally common areas, particularly corridors, reportedly expericne frequent rainwater leakages posting slippling hazards that jeopardise residents’ safetly.
They had also complained that the builder had formed a society under provisions of the cooperative societies act, though they formed the association under Telangana Societies Registration Act. But the builder compay had formed another association under the provisions of the Mutually Aided Cooperative Housing Society.
The Authority had ruled that it is refraining from “recognising” the complainants’ society registered under the societies registration as the “exclusive” entity to handle the project’s maintenance and administration. The complainants could continue their existing society for social, cultural or welfare activities. However, “for the purpose of maintenance and project-wide administration, the cooperative society is the recognized statutory entity as per local law and the High Court directives”, the order said.
