TGRERA penalises Hyderabad builders for RERA violations
The Telangana Real Estate Regulatory Authority (TGRERA) has imposed penalties totalling nearly Rs 29 lakh on two Hyderabad-based builders for violating RERA provisions. The action follows complaints of construction defects, non-registration of projects, and failure to refund buyers

Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) imposed penalties on two Hyderabad-based builders for violations of RERA provisions.
In the first case, TGRERA Chairman N Satyanarayana directed Haris Pranava Builders, Madhapur, to pay a penalty of Rs 7.68 lakh and rectify the issue of water seepage without charging the allottees, within thirty days.
Sai Baba, president of Pranava Elite Association of Haris Pranava Builders, Miyapur, filed a complaint with RERA regarding irregularities and deficiencies in the construction of flats and amenities.
As per the approved building plan, the respondents failed to construct a watchman/security room in the basement/cellar, install separate transformers and a power generator, provide adequate parking facilities, and used substandard materials, the complainant alleged.
The TGRERA Chairman pointed out that the respondent had contravened RERA provisions and directed them to pay the penalty and rectify the issues raised by the flat owners of Pranava Elite Association.
In the second case, a penalty of Rs 21.08 lakh was imposed on three respondents — Kapstone Properties (Nizampet), BNR Townships (Udityal, Ranga Reddy district), and Bolla Srinivas Rao (Dwaraka Tirumala, West Godavari) — for non-registration of the real estate project ‘Whistling Meadows’.
RERA also declared Kakarla Srinivas, Chairman and Managing Director of Kapstone Properties, as an individual defaulter, with his photograph and name prominently displayed on the TGRERA portal. Similarly, Kapstone Infra, Jayathri Infra, and Jaya Group were listed as defaulters on the portal.
Sunchu Santhosh Babu and Sunkara Kiran Kumar had lodged complaints against these builders with TGRERA for non-registration of plots in their favour despite having MoUs.
The complainants sought refunds of Rs 10 lakh and Rs 12.80 lakh with interest of 9 per cent and an additional 2 per cent as per the prevailing SBI MCLR. Consequently, TGRERA imposed penalties and directed the refund of the amounts to the complainants within thirty days.
