Hyderabad: With changing times, priorities of home buyers are also changing, particularly in the aftermath of Covid-19 pandemic. Till a few years ago, provision of club houses, swimming pools and mini theatres were among the facilities that influenced decision making of many prospective buyers but the check list has undergone a change now, with prospective buyers looking for co-working spaces, day care centres, tuition facilities, hydroponic farming in balconies and other facilities in residential projects. In line with the consumers’ priorities, builders are also coming up with different facilities and services in their projects.
In high-rise structures and gated communities, provision of club houses, mini theatres and gyms has almost become mandatory. But to impress consumers, managements are now introducing other facilities that also include provision of ambulances, CREDAI Telangana Chairman Ch Ramachandra Reddy told Telangana Today.
There are projects offering co-working spaces and exclusive working cabins for senior executives. Flat owners can use these facilities on hourly payment mode while some are offering them free. These facilities come in handy for flat owners when they have to attend important online meetings or when there are functions and gatherings, he explains.
And, there are projects like Giridhari Homes in Bandlaguda Jagir where hydroponics farming provision is being made available in the balconies of apartments. Hydroponic farming mainly denotes soilless culture of plants. This practice is mainly adopted in limited areas where people can cultivate their own vegetables without using pesticides. “Of late, people prefer buying organic vegetables and fruits. To help such people, we are providing hydroponic farming facility in our projects,” Giridhari Homes Managing Director K. Indrasena Reddy said.
Though flat owners will have to take up hydroponic farming, reputed organisations which promote home-grown food guide apartment owners, says Indrasena Reddy adding that this provision has turned out to be a big hit with consumers across different metropolitan cities, including Hyderabad.
Consumers are willing to pay for quality services and facilities offered in projects. After all, comfort, convenience, safety and security are prime factors that are sought after by many, he adds.
In Bachupally, there are some housing projects that are offering tuition classes for children, besides dance, music and robotics as well.
The idea is to make things convenient for flat owners. They do not have to travel long distances for tuitions for their children or ensuring extra-curricular activities. All such services will be provided within the gated community and professionals are hired for conducting the classes, says a sales executive of a reputed real estate company. “Parents do not have to worry about the safety and security of their children as they will not step out of the community,” he adds.
For working couples, provision of day care centre within the community serves as a blessing in disguise. Catering to such clients’ requirements, a few builders are ensuring added amenities in their projects.
