TGRERA orders Prathima Infra to register Pristine Estates and obtain occupancy certificates in 30 days
TGRERA has ordered Prathima Infrastructure to register its Gopanpally-based villa project, Pristine Estates, and obtain occupancy certificates within 30 days. The move comes after villa owners alleged non-provision of amenities and misuse of corpus funds collected for community maintenance.

Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) directed Prathima Infrastructure Limited, Gopanpally, to register their infrastructure project under the TG RERA Act 2016, within 30 days.
The builders constructed a total of 57 villas under Pristine Estates but failed to obtain ‘occupancy certificates’ (OCs), which are mandatory.
The Chairman of the TG RERA, N Satyanarayana, on July 4 issued orders to the builders and instructed them to obtain the occupancy certificates for all the completed villas. “If the builders do not comply with the TG RERA orders, then a penalty will be imposed,” according to the Chairman.
This directive comes after complaints from villa owners regarding the delay in registering the villa project and allotment of occupancy certificates to them.
The villa owners of ‘Pristine Estates” complained against 10 builders of the Prathima Infra project, who promised to provide state-of-the-art facilities in the villas in the project, including a clubhouse, a children’s play area, a swimming pool, and an outside play area.
“As of the date, the respondents have not provided the occupancy certificates to several members of the association, whose villas were fully constructed,” the villa owners stated in the complaint.
The builders also collected a corpus fund from the villa owners but failed to provide amenities and undertake maintenance of the gated community as promised in the advertisement, as alleged by the villa owners.
The respondents submitted before the RERA authority that the complaints filed by the villa owners of Pristine Estates are false and baseless. After verifying all the facts, the TGRERA chairman and two other members issued orders to the respondents and said to obtain occupancy certificates from the GHMC and make them available to all villa owners.
The respondents have to transfer the corpus fund collected from the villa allottees, along with the interest accrued, into the designated bank account of the association of allottees, within 30 days, according to TG RERA orders.
