Villa owners win relief as TGRERA directs Balaji Elegencia to finish pending amenities
The Telangana Real Estate Regulatory Authority (TGRERA) has ordered the Balaji Elegencia project in Dundigal to complete all pending common amenities for villa owners within 60 days and clear inspection dues.

Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) directed the Balaji Elegencia project in Dundigal to complete all pending common amenities for villa owners.
In its orders issued on May 4, TGRERA said the respondent had to follow the timelines that he committed before the Engineering Staff College of India (ESCI) at the time of its inspection report, without any further extension or deviation, and complete the work within 60 days from the date of TGRERA’s order.
TGRERA also directed the respondent to clear outstanding dues of Rs 1 lakh towards inspection charges to the ESCI, including applicable GST, within 15 days from the date of receipt of the order.
Fifteen villa owners of Balaji Elegencia in Dundigal complained to TGRERA that they purchased the villas based on the realtor’s assurance of providing other common amenities and common utilities in the project area.
TGRERA stated in its orders that the complainants alleged that even after the lapse of six years from the date of the sale agreements, the respondent neither completed nor provided the common amenities to the allottees.
Responding to the complaint, TGRERA directed the respondent to complete the pending amenities and works without financial impediment and stated that in case the respondent failed to comply with TGRERA directions, he will be penalised.
