Telangana allows podium floors for parking

Hyderabad: Parking of vehicles will no longer be restricted to cellars with the State government giving the provision for builders and developers to build parking areas in the floors of the towers up to 15 metres i.e., approximately five floors.
The Municipal Administration and Urban Development (MAUD) Department through an order issued here has allowed podium floors for parking. A podium is a horizontal projection (platform) extending beyond the building footprint and the extension could be on one or more sides and could be on one or more floors.
The government has now allowed the parking of vehicles on these podium floors by introducing the concept of podium parking in the State. In this type of parking, the vehicles are grouped in a podium arrangement.
As per norms, the podium floor for parking should be used in compliance with National Building Code of India (NBC) guidelines. It’s only the builders and developers who are developing a site in a plot measuring more than 2,000 square metres who can opt for podium parking and the maximum height of the podium floor should be 15 metres.
For a plot size measuring less than 2,000 square metres, building podiums/elevations and using them for elevations is not feasible and if built, such elements do not comply with norms too. As per the GO, the tower height should be as per the building rules and based on the approach road width. If the site is more than 10 acres, a single podium is not allowed i.e, the number of podiums should be more than one.
Guidelines have also been given pertaining to set-back for podium floors. The turning radius should be flowed and there is also a restriction in the number of floors if podium parking is developed. As per norms, if podium floors are allowed there should be a restriction on the number of basements (cellars) i.e, a maximum of three basements in case of commercial buildings and two basements in case of residential buildings.
The Confederation of Real Estate Developers Associations of India (CREDAI), Hyderabad had made a presentation to the government on podium parking and requested the government to allow podium floors for parking. “We want to slowly reduce cellar excavation by rolling out initiatives and podium parking is one among them,” said an official from the Municipal Administration and Urban Development (MAUD) Department.
