Skootr to expand footprint in Hyderabad
The company has leased over 3.25 lakh sq ft spread across three facilities in Hyderabad that include RMZ Futura, now called Skootr Forest, Dallas Centre and My Home Twitza.

Hyderabad: Managed office space provider Skootr is expanding its presence in Hyderabad and finds the city one of the most attractive locations for flexible space in the country. The company has leased over 3.25 lakh sq ft spread across three facilities in Hyderabad that include RMZ Futura, now called Skootr Forest, Dallas Centre and My Home Twitza.
Rajat Johar, country head, Skootr, told Telangana Today, in an exclusive interview, “We made the commercial launch of Skootr Forest and Dallas Centre in Hyderabad. We have already started selling the space in all the three centres. We are beginning work on a common area at My Home Twiza, which will be completed in the next two months. We will continue to expand in Hyderabad, as we see every major operator has a presence here as the IT and ITeS sectors are booming. In the next two years, we will have at least one million sq ft space in Hyderabad.”
He added, “We have set up India’s first forest theme office space in HITEC City, Hyderabad with a workspace area of 1,20,000 sq ft. We have spent Rs 3.5 crore in this facility and may invest another Rs 1.5 crore. We will be creating close to 1,800-2,000 seats in this facility. We want to cater to large to medium enterprises. We will be entering into three-year and five-year deals with clients. We are speaking to consultants towards green certification. We have also made efforts in choosing and sourcing sustainable and natural material.”
Speaking about what attracts companies to Hyderabad, he said, the city has a great opportunity in commercial office space as the infrastructure is better than Bengaluru. The city also has several advantages that include proactive government, great weather, and availability of space. The manpower availability is also going in favour of the city as there is quality academia and there is an abundant talent pool for every industry that wants to hire locally.
On the growth prospects for Skootr, Johar said, because of the pandemic, flexible and managed office space is seeing fast paced growth. There could easily be 60-70 per cent growth in this segment in the coming 1-2 years as corporates are looking for flexible spaces and not incur operational expenses.
Pan-India expansion
In pace with the momentum in the segment, pan-India, the company currently manages over 5.37 lakh sq ft office space across nine centres in Hyderabad, Delhi, Gurugram, and Jaipur. Skootr has several MNCs as clients across BFSI, consulting and other sectors.
In the near future, the company wants to strengthen its base in Hyderabad and also expand its footprint in Bengaluru. There are also plans to foray into Pune and strategically enter Mumbai with back-to-back deals. There is also a growing interest in Chennai, but from the demand point of view, the opportunity may not be as big as Hyderabad or Bengaluru, he points out.
“We aim to add another 40-45 lakh sq ft space in the next 3-4 years, almost adding the space 10-fold. We will be trying differentiated office spaces but remain sustainable in our approach. Every facility that we create will be designed in-house and will offer a clear value proposition to our clients,” he added.
