Vertex Homes building strong project portfolio in Hyderabad
Vertex Homes plans to add 5-6 million sq ft of residential space and 500 acres of plotted layout in the coming years.

Hyderabad: Hyderabad-based developer Vertex Homes is lining up multiple residential projects across the city. The State has shown resilience, strong fundamentals, and healthy GDP growth despite the pandemic, which is auguring well for the company, aiding in its growth.
Vertex Homes plans to add 5-6 million sq ft of residential space and 500 acres of plotted layout in the coming years. In terms of funding its expansion, the company is keen to procure funds in the form of debt though construction finance companies (and may not look at equity route).
Sharing the current project line-up, CG Murali Mohan, joint managing director, Vertex Homes, told Telangana Today, “We are developing a 40-acre villa project at Nallagandla, a 2 million sq ft residential apartment project at Miyapur, and a 0.5 million sq ft apartment project in Kukatpally. Our focus is on catering to the needs of end-users and designing the projects accordingly.”
“Hyderabad is centrally located, and the city will remain our major focus even in the coming years building a robust portfolio in the residential segment both in villa and apartment formats,” he added.
Vertex, being specialised in developing gated communities, is coming up with Kingston Park, an ultra-luxury villa project at Nallagandla with 250 villas with amenities including a 50,000 sq ft clubhouse Club Kingston. The project will also have a Grand Central Green Park covering an area of over 1.85 acres with exclusive sporting and luxury amenities.
The villas are available in sizes ranging between 4,159 sq ft (307 sq yards) and 5,720 sq ft (460 sq yards) in a single-phase development.
Vertex Virat at Miyapur will have 1,428 flats, which will have stilt plus 30 floors, offering 2&3 BHK flats of 1,340 to 2,030 sq ft size, while Vertex-Pristine at Kukatpally will offer 309 units and will be a G+9 floor building.
“All the residential projects will be completed within next 18 months and the units will be then handed over to buyers to carry out interior works, which will take another six months. In total, villas will take two years to be fully ready,” he added.

The company has a track record of executing 6.14 million sq ft of residential and commercial projects so far, 9.47 million sq ft area of ongoing/upcoming projects, and 9,78,838 square yards of residential plot development.
Due to the low floor space index (FSI), the company finds the Hyderabad residential market highly competitive and affordable compared to other major real estate markets in the country and thus will keep investing in projects here.
The company has executed 36 projects in Hyderabad so far and four projects in Vijayawada. Vertex has delivered over 4,000 units. The company in future may explore affordable housing as well as office space development in Hyderabad.
Murali Mohan said, “There could be opportunities in the senior living space as well in the future, within the broad villa format. Vertex Homes also wants to foray into Bengaluru, particularly in the gated community space.”
